HOME STAGING in Temple City


HOME STAGING IN TEMPLE CITY  (Draft) (edit/delete)

Pro Staged Homes was called in to help these Temple City homeowners get their property sold. It had been on the market for 90 days with no offers. The new listing agent brought us in because he knew we could help put this property in market-ready condition. The issues? There were a few. 1) The house is currently rented out to several tenants, each renting their own room and sharing the kitchen, baths and living areas. 2) The front part of the house had been added on as the owners worked out of their home, so they added on an office and lobby/reception area. 3) The kitchen needed to be updated. We prepared a written consultation with several suggestions to successfully prepare the home for market. The homeowners chose to implement some of recommendations which vastly improved the look and feel of the home. Once they were don, using some of their existing furnishings and bringing in some of our own we created a cohesive, pulled together property that is sure to bring a sale.

Home Staging: ARE YOU THROWING AWAY A 299% ROI?


I was in Las Vegas this past week attending the Real Estate Staging Association’s (RESA) annual conference. Naturally i just had to spend some time in the casino playing the slots. I was playing Wheel of Fortune, my favorite slot with those free spins. I was playing at a machine against the back wall all by myself and the positive energy was flowing. I was catching that free spin every few turns and quite happy obviously.

So there I am, spinning happily away when a couple of guys come up, (actuallyI smelled them before I saw them as they wreaked of alcohol) and one of them puts his money in the machine and starts playing. On about the 3rd spin he hit the free spin. He won $25. He starts swearing and complaining and I looked at him and said, “You just made $25 on a $2 bet  (actually it was $25 on $6 since he turned 3 spins). In this economy how can you complain about that? He still wasn’t happy (and his negative energy also ruined my streak) and I ended up walking away.

But that got me thinking about my job as a home stager and what my business does for people who are selling their homes. Investing (yes, home staging is an investment) in staging your home can bring you a return of nearly 300%! That is HUGE. Where else in this economy and market can you earn such a return?

Most of today’s buyers don’t want to buy a home that they have to make repairs and upgrades on. If such a buyer does submit an offer on your property, you can bet that they will subtract out how much they think it will cost to ready the home for their needs and send you an offer that you won’t like.

Many of the homes on the market have been purchased by investors (flippers) who have rehabbed (remodeled) the property with granite, new flooring, fresh paint, new appliances and all the bells and whistles todays’ buyers want. Does your home have all these upgrades? No? Then how will you compete with the house down the street that does?

If you’re home isn’t in the same condition as your competition you need to take a good hard look at what your selling goals and objectives are. Do you need a fast sale? Do you need to get as much money as you can? Is the lender breathing down your neck? If so, how much are you willing to invest in preparing and readying your property to obtain your objective? The old saying that you need to spend money in order to make money is so, so true and it especially applies to the real estate industry.

If your home doesn’t have all the bells and whistles and isn’t in the same condition as the competion, then you need to take advantage of every strategy available to you to make sure that your home presents in the best condition possible. Some preparations will be needed to just “list” the property, never mind getting top dollar or beating out the competition.

These are things every seller must do before they even contact an agent about selling their home. Buyers are not interested in properties that are cluttered (which makes them look smaller) and look like caves (too dark and depressing).

So now that you’ve cleared out all the clutter and cleaned the floors, windows, bathrooms and kitchen. You’ve had the carpets cleaned and every room in your house is pristine clean and sparkling. Remember that the house down the street with the granite, stainless and fresh paint? What do you do now to bring the buyers to your home with their offers?

I would never recommend that a seller invest in a huge costly remodeling jobs. But what I am advocating is that you take what you have and make it work to its best possible advantage. What does that mean? It means that you take that one final step to prepare your home by bringing in a professional home stager. Your home stager will go through every room in your house and advise you on where you need to invest in an upgrade, such as a new light fixture over the bathroom sink or a new faucet in the kitchen. Maybe you need a new porch light or a fresh coat of paint.

HOME STAGING PASADENA: SPACE, SPACE & MORE SPACE


This 2BR 2BA Pasadena condo has been on the market for quite some time. It is large (1330 SQ FT), spacious and has a lot of new updates like granite counters, laminate flooring, fresh paint and new appliances. But those updates weren’t enough to generate a sale.

The unit was in need of a good cleaning, some lighting and more personality. The main living area is very large and often times, this can be intimidating to buyers. They don’t know what to do with all that space and the lack of light can be depressing. Sellers have to show buyers what can be made of such a space. Along came Pro Staged Homes and now this unit is inviting, enticing and charming.

HOME STAGING COVINA WHAT TO DO WITH ALL THAT SPACE


We finished up staging a 3BR 1.5BA Covina home last week for a new client and agent. The home is 1605 SQ FT and the living room and dining room take up the bulk of the space for the entire home. I advised and recommended that sellers stage these two room and the master bedroom. The main living areas are huge and the bedrooms are on the small side. Their two biggest challenges?

 

1) A large living room and dining room that will intimidate potential buyers because they will not have a lot of ideas as to how they will fill these spaces.

2) All three of the bedrooms are on the small side and potential buyers will wonder if their furniture will fit – especially in the master bedroom.

Pro Staged Homes set about staging this home by defining the space and arranging the furniture so that potential buyers could get an idea of how they could use the areas.

Although the seller used the dining room nook as a home office, we didn’t think that was a good use of the space for staging purposes. We used the nook for a buffet server and small seating area for guests.

We centered the dining table and chairs in front of the fireplace and set the table to reflect a warm and inviting setting where potential buyers could imagine serving their families and guests a lovely dinner. The fireplace is lit during open houses for that extra emotional appeal.

The living/family room is also large in proportion to the kitchen and bedrooms and could easily fit a pool table or home theater and seating. We chose a sofa and loveseat and added a flat panel tv and console. We placed a writing desk and chair on the opposite end of the room. To draw buyers in, we had the real estate agent place her Guest book on the desk to draw buyers into the room.

We placed a queen sized bed in the “master” bedroom so that potential buyers could see that it fit comfortably with plenty of space for nightstands on each side of the bed.

HOME STAGING: HIGHLIGHTING LIVING ROOM FEATURES BEFORE & AFTER


This living room features fresh paint, crown moulding, bamboo flooring, a fireplace, decorative lighted nooks and a great view. But it still looks cold, dark and uninviting.

The purpose of home staging is to highlight the home’s features and focal points, making each one stand out and be noticed. Home staging helps the buyer to create an emotional connection to the home, allowing them to see themselves living there amidst their belongings.

After this living room was staged, it became warm, colorful and inviting. The staging highlighted all the great features the room possesses. Now you notice the chocolate color of the flooring, the white crown moulding pops and as you take in all these beautiful aesthetics your eye is drawn toward that fantastic view.
